Read More »The construction industry is responsible for approximately 40% of the primary energy consumption and one-third of the production of greenhouse gases globally [1]. The reduction of energy use and greenhouse-gas emissions—particularly carbon dioxide—in all phases of the building lifecycle is the most important goal worldwide [2,3]. A possible solution is to construct and operate sustainable buildings that satisfy the requirements regarding materials and energy efficiency [4]. The selection and design of building envelopes have become important topics for fulfilling the requirements for building performance with regard to durability, energy efficiency, and sustainability [5]. A typical example of sustainable construction is the use of renewable and natural materials, such as wood and its products [[6], [7], [8]]. The popularity of wood-based houses in the Czech Republic is growing. The share of wood-based houses in the Czech Republic in 2020 was 15.6%, accounting for 2836 approved (finished) wood-based houses among a total of 15291 houses [9]. A rising trend in the share of wood-based houses in Central Europe was confirmed by research in Slovakia [10]. In Slovakia, the share of finished wood-based houses is <10% [11], whereas in Germany, the share is approximately 15% [12,13]. However, as Motuziene et al. reported, masonry (brick-based) materials have been the preferred construction materials in Eastern Europe (including the Czech Republic) for many years [14]. Wood-based houses with different levels of prefabrication and industrialisation have advantages of waste reduction, short construction times, and high productivity [[15], [16], [17], [18]]. As stated by Kozlovská et al., the application of a non-traditional (alternative or new) material base to houses has led to the emergence of new issues and questions. A typical issue is missing information for cost estimation in the pre-construction phase of wood-based houses [19] and accurate data for houses generally [20]. These early-phase cost estimations are needed as part of the optimisation of the investment cost (construction phase), which is a significant part of the lifecycle cost (LCC) [21]. Environmental impacts higher than 20% depending on the climate, electricity mix, and other factors belong to the construction phase (including the material production and selection) [8,[22], [23], [24]]. It follows that the pre-construction and construction phases have a significant impact on the entire lifecycle of houses from an environmental perspective, which cannot be overlooked. Missing cost information for wood-based houses limits decision makers in the use of these technologies. This is an issue of professional valuation rather than real-estate valuation. Available cost information regarding material bases may be unavailable or may not be market-based. This is a barrier to responsible cost estimation in the pre-construction phase of projects as well as to proper LCC analysis and optimisation. In addition, there is an existing paradigm in the professional and lay communities that wood-based houses are less expensive than brick-based solutions. However, the market for wood-based houses is still developing, and this statement should be reconsidered.

In addition, wood-based houses are less expensive than brick houses, as investment costs are still common. The need for the following objectives is supported by the need for decision makers and professionals to determine the investment cost in the early pre-construction phase, depending on the material base of the houses. The need to determine the investment cost is often required by professional in relation to real-estate valuation and finding of cost value and market value, respectively. Finally, the investment cost is a significant part of the LCC analysis. Missing relevant information for LCC analysis has been reported in the Czech Republic in the past [20]. The objectives of this study were twofold. The first objective was to answer the fundamental question of whether investment costs of wood-based houses are lower than those of brick-based houses, with an emphasis on the construction systems commonly used in the Czech Republic. The second objective was to identify and verify other factors that influence the investment costs of houses in the Czech Republic. This is an integral part of understanding how investment costs are affected by other technical factors, and it is an inseparable part of the optimisation process for the investment cost as a part of the entire LCC. According to the literature review, some factors were recognised; however, they were not confirmed for the construction market in the Czech Republic.
